College Park sits just northwest of downtown Orlando, named for its streets carrying college names like Princeton, Yale, and Harvard. The neighborhood grew up in the 1920s through 1940s and it shows in the best way: bungalows and cottages under mature oaks, brick-paved side streets, and a genuine main street in Edgewater Drive lined with local restaurants, boutiques, and services. Dubsdread, Orlando's historic municipal golf course, anchors the north end. It is one of the most complete in-town neighborhoods Orlando has: character housing stock, a walkable commercial spine, and a five-minute hop to downtown.
The Vibe
Established and neighborly without Winter Park's price tag or formality. Strollers and golden hour dog walks on Edgewater, league night at Dubsdread, porch culture on the residential streets. It skews family and long-term owner rather than transient.

Walkability
Edgewater Drive is a legitimate walk-to main street for the blocks around it: restaurants, coffee, a Publix, banks, and boutiques along a corridor that was road-dieted years ago to favor pedestrians and bikes. Farther from Edgewater it becomes a quiet driving-and-biking neighborhood, though most homes are within a mile of the strip.

Downtown Orlando is 5 to 10 minutes south via Edgewater or Orange Avenue. I-4 access at Princeton Street puts the attractions corridor and Altamonte within easy reach. The AdventHealth campus is minutes east. Orlando International Airport is 25 to 30 minutes. SunRail's AdventHealth station is a short drive for car-free downtown commutes.

College Park competes with Winter Park for the same buyer profile and usually wins on value per square foot, which keeps demand steady. The spread between original-condition bungalows and fully renovated homes is wide, so inspections and renovation budgeting matter here. Homes on the brick streets and near Edgewater carry a premium that holds up at resale.
