Lake Nona

Orlando's master-planned tech-and-medicine city, built new from the ground up.

Lake Nona is a 17-square-mile master-planned community in southeast Orlando anchored by Medical City: the UCF College of Medicine, Nemours Children's Hospital, and the Orlando VA Medical Center clustered on one campus. The USTA National Campus made it the home of American tennis, and the Lake Nona Town Center keeps adding dining, retail, and hotels. Nearly everything here was built after 2010, so buyers get modern floor plans, community fiber internet, and amenities designed in from day one rather than retrofitted. It is the opposite of Orlando's historic core neighborhoods, and that is exactly the appeal for many buyers.

The Vibe

Planned, polished, and forward-looking. Autonomous shuttle pilots, public art installations, and packed pickleball courts. Boxi Park on a Friday night is families, dogs, and live music in a shipping-container food hall. It feels more like a new city than a suburb.

  • Medical City employees who want a short commute (physicians, researchers, VA staff)
  • Buyers who want new or near-new construction with warranties still in play
  • Frequent flyers (Orlando International is roughly 15 minutes away)
  • Families drawn to master-planned amenities: pools, trails, community events

Typical Homes

Almost entirely 2010s-and-newer construction. Laureate Park is the signature village, known for its modern and contemporary architecture, front porches, alley-loaded garages, and homes ranging from townhomes and courtyard homes to large custom builds well past the million-dollar mark. Condos and townhomes near the Town Center start in the $400Ks, and detached single-family runs from the $500Ks and $600Ks up. HOA and CDD fees are part of the math here, so budget for them.

Walkability

Village-level walkable. Within Laureate Park you can walk or bike to Canvas Restaurant, the LP Fit gym, the aquatic center, and neighborhood parks on a connected trail network. Between villages and to the Town Center, most residents drive or use the trails by bike. This is not a walk-everywhere downtown; it is a bike-and-golf-cart-friendly planned community.

Schools

Served by Orange County Public Schools, with Lake Nona-area schools that are consistently among the most requested in the district, including Lake Nona High School. Several newer elementary and middle schools were built alongside the community's growth. Verify current assignment with OCPS for a specific address, since zoning has shifted as new schools open.

Commute

Orlando International Airport is about 15 minutes via 417, which is the neighborhood's main artery north and south — budget for tolls as a recurring cost. Downtown Orlando is 25 to 35 minutes depending on traffic. Medical City itself is minutes away from any Lake Nona village, which is the whole point for many residents.

Lake Nona buyers are choosing a lifestyle package, not just a house: the trails, the events calendar, the new-construction finish level. The trade-offs are tolls, HOA and CDD line items, and distance from Orlando's historic core. Compare resale in Laureate Park against builder inventory carefully — sometimes the builder incentives win, sometimes an owner's upgrades do. I run that comparison with clients regularly.
